Are For Sale signs permitted? 

Yes, at the front entrance and must be removed within 72 hours of being sold.

 

Are realtor lock boxes permitted? 

N/A 

 

Are there any pet restrictions? 

Yes. See Declaration for more details.

 

Are there any occupancy restrictions? 

Please refer to the City of Guelph zoning, by-laws, and regulations. Each unit shall be occupied by no more than three (3) persons who during the period of such are full or part-time students at a post-secondary institution. The owner must provide the Corporation with a copy of the Lease Agreement for all tenants residing in the unit.

 

Are there any leasing restrictions? 

Please refer to the City of Guelph student rental by-laws. The owner must notify the Corporation of the tenants’ names and contact information. It is the owner’s responsibility to ensure that their tenants comply with the Rules.

 

What are the parking rules for residents?

Each unit comes with one designated parking space. Only licensed and insured passenger vehicles may be parked in the resident parking lot. Recreational vehicles are not permitted. See Declaration for more details.

 

What are the parking rules for visitors? 

Only bonafide visitors of a resident may park in visitor parking, first serve basis. Residents are not permitted to park their vehicle in visitor parking at any time.

 

Are there restrictions regarding changes to the common elements? 

NO changes to the common elements are permitted.

 

Is there sub-metering of utilities? 

No. Please encourage residents to be conscious of water consumption.

 

Are there any unusual maintenance items? 

All interior unit repairs, maintenance and replacements are the owner’s responsibility. Owners and residents are to be aware of the Declaration, Bylaws, Rules & Policies and follow them accordingly and maintain community continuity.

 

Are there any bulk utilities included in the common expenses? 

No. Hydro and gas are the unit owners’ responsibility. Water is included and paid for by the Corporation. Please encourage tenants/residents to be conscious of water consumption.

 

Is there private waste pickup? 

Yes. Only regular household waste may be disposed of onsite. Please read the Rules for more information.  

 

Are there any amenities?

Yes, the common room may be booked for a fee.

Lockers: one (1) locker assigned to each unit.

 

Are there any smoking or cannabis restrictions?

Smoking is only permitted inside units. No smoking is permitted in the elevators or any common areas, including lobbies, hallways, stairwells, locker rooms, etc.

No window air-conditioning units are permitted. 

Elevators and the common room must be reserved in advance on a first-come, first-serve basis. Please see the Elevator Rules.

If a resident is absent from their unit for more than 48 hours, it is their responsibility to ensure the unit is checked every two (2) days during their absence.  

Live Christmas or other coniferous trees are a fire threat and not permitted in the building.  

Window coverings must be white/off-white.
